Tom has tracked market activity, consistently every month since June 1996. Using
these unique & valuable stats (known as the Total Market Overview - TMO) Tom
is able to gauge the market as it ebbs & flows and also identify trends,
such as our huge inventory increases. The TMO, along with his popular 50+ page
pricing catalog, customized to each individual property, enables sellers to
evaluate their position in the market place. This is opposed to the typical
analysis of a handful of comparable listings and a marketing plan of a
succession of open houses and "information withholding" advertising (all
designed to capture buyers for any house - not to sell the house that is being
marketed).
Tom analyzes every home itself in regards to marketability,
condition and chances of selling in the market place. He does not rely on "the
companies record or size" to compensate for a lack of education of the seller to
market conditions at the onset. Using the "giving & sharing" of information
approach to educating sellers, along with specific marketing "tweaks" designed
to "sell the house", the Tom Seelbinder Team consistently sells 1 out of 4 of
its own listings.
